职位描述/要求:
Mission As a Project Manager, you will be responsible for managing projects of renovation and construction and maintenance of retailing facilities; - You will be the primary liaison with local authorities and counterparts to contact and communicate. - You will be fully responsible for the project application, the preparation of commencement, construction, and as-built acceptance. - You will entirely control the safety, quality, schedule and budget; - You will be responsible for coordination and communication with internal and external parties.
Responsibility Pre-construction: be responsible for project application, get all necessary documents from relative authorities such as Planning Permission, Construction Permission, etc.
Preparation period before commencement : - carry out and implement the preparation for construction commencement, including temporary water supplying, temporary power, sewage, telecommunication, construction entrance and exit, etc. - be responsible for application of utilities
Construction period: - coordinate the relationship with local authorities - coordinate and manage the contractor, subcontractor, supplier, designing institute, supervise and QS. - complete the project according to the requirement of drawings, and contracts - write the weekly report and monthly report - check and confirm the payment application based on the contracts and progress - hold the coordination meeting - review and confirm the variation
As-built acceptance period - organize all of as-built acceptance - file as-built documents and drawings - finalize the final account
Post-construction - apply the planning acceptance, get Planning acceptance permission and Property ownership certificate
After handover: - maintenance and repair the store, and renovate according to the requirement of operation
Qualifications Desired - Bachelor's or Master's Degree in Civil Engineering - At least 5 yeas previous experience in project management - Good communication skill and organization and coordination ability - Cost engineering knowledge is essential - Good reporting skill in writing - English communication in speaking and writing is required - Be able to travel frequently - Experience in retailing project is preferred

工作职责 项目前期:负责项目报批,取得规划许可证、施工许可证等相关文件;
开工准备阶段: - 落实开工前的准备工作包括临水、临电、排污、通讯、施工通道等; - 负责配套设施的申请及施工协调;
施工阶段: - 协调与相关监管部门等的对外关系; - 协调、管理承包商、分包商、供应商、设计院、监理、投资监理等; - 按照设计文件、合同文件完成项目目标; - 编写反映工程实施情况的项目周报、月报; - 根据合同及工程进度,确认承包商、供应商、及服务商的付款申请; - 主持与项目相关的协调会、专题会议; - 对工程变更进行审核确认;
竣工验收阶段: - 组织各项竣工验收; - 对所有的竣工资料进行整理、归档; - 核对变更签证,并完成竣工结算;
工程后期: - 规划/绿化验收 - 办理相关规划验收,并取得规划验收许可证及房产证
工程交付使用后 - 对商场进行维护维修,并根据营运要求进行改造
职位要求 土木工程/工民建专业大学或以上学历 5年以上相关工作经验 良好的沟通能力及组织协调能力 有一定的工程造价知识,良好的书面报告能力 良好的英语听、说、读、写能力 适应经常出差 有零售业工程工作经验者优先考虑
